DP3 has roots in the construction industry as a builder and in the real estate industry as a developer—this gives us unique and in-depth understanding of both activities. We use this knowledge to identify potential trouble spots before they develop into problems, and to recommend or initiate preventive action through strategic planning and controls. We vigilantly watch over all aspects of a project, from design review and long-lead items through schedule and budget updates and inspection during construction.

As Project/Construction Managers or Owner’s Representatives, DP3 has managed all phases of the construction process from pre-design through completion, including cost/budget controls, scheduling, estimating, expediting, contract administration, inspections and control of contractors and suppliers. Successful construction project management of complex jobs demands a proactive approach, managed by professionals who have the experience, skills and technical support each project requires. DP3’s professionals have hands-on experience in managing even the most challenging projects. We develop the contractor’s RFP and assist in contractor selection. We recommend and negotiate contracts with consultants/engineers.

As your Owner’s Manager, DP3 will oversee all construction activities, mitigate costs, compare contract documents to as-built conditions in the field, manage/negotiate change orders and, oversee all financial aspects of the project.

Construction Oversight Services:
• Our team will handle all aspect including bid/award of contracts, management of contracts, RFI and submittal trafficking, payment applications, and close out
• Review all GC monthly payments for compliance and as-built conditions in the field
• Review work letter to ensure your best interests are being served
• Facilitate Project Meetings and manage construction phase through completion
• Prevent unnecessary Change Orders
• Monitor shop drawings
• Respond to Client and Architect regarding early warning signals of construction issues and advise how to avoid or mitigate problems
